Pricing

How pricing works.

Every remodel is different, so we give the number in writing, after the walk-through. This is what it is made of.

  • What decides the price

Three things move a remodel's plumbing most: how many fixtures there are, whether walls and floors must be opened to reach the lines, and what is already behind them.

    • The number and type of fixtures

    • Opening walls and floors to reach the lines

    • What the old plumbing is made of

    • How far the new fixture sits from the old one

  • What the estimate includes, and what it doesn't

The written scope lists every fixture and every line we run, from the plan set and the spec sheets you give us. It leaves out drywall, tile, paint, cabinets, electrical and the fixtures themselves unless we are ordering them.

    • Includes: rough-in, trim, pressure test, the plumbing permit

    • Does not include: patching, tile, paint, carpentry

  • What the walk-through costs

The walk-through is where we read the plan set and list the decisions. If a design fee applies, it is stated before we come, and whether it is credited toward the work is in your scope.

  • How and when you pay

The scope lists what is due before we start, at rough-in, and at handover. Payment is by check or card; the schedule is in the scope and on each invoice.

  • If the job changes

A change is priced in writing and agreed before we do it. If a wall opens and shows something the plan did not, we photograph it, tell you and wait for your answer.

  • Materials and who buys them

You or your designer choose fixtures. We can order them, and we buy the pipe, fittings and valves behind the wall. The scope says which is which.

Questions about the bill.

Will I get a price before work starts?

Yes, in writing, with what it includes and what it does not. How pricing works explains what moves the number.

What if I change my mind after rough-in?

Tell us before the wall is closed. A change is priced in writing before we do it. After the tile is up, moving a valve means opening the wall.

Who buys the fixtures?

You or your designer choose them. We can order them if you prefer, but we need the spec sheet for each one before rough-in, because the rough-in dimensions come from it.

Ask for a written scope.

It comes after the walk-through, before any work, and lists what is and is not in it.
